Registering Land in Ghana – Why It Protects You as a Diaspora Investor
It’s my birthday (whoop whoop) and today’s topic is close to my heart!
This exact time last year, I signed a Sales and Purchase agreement on my birthday present to myself – a plot of land in Shai Hills! The ownership process didn’t end at that, in fact, it was only the beginning.
Registration is not just paperwork. Under Sections 80–83 and 119 of the Land Act, once your interest is properly registered, it becomes indefeasible — meaning no one else can override it except in very specific situations.
This is the strongest legal protection you and I can have. Without registration, your lease or purchase agreement is just paper that can be challenged.
Tip: Don’t stop at signing. Push your lawyer to complete the registration process at the Lands Commission and obtain proof. My lawyer has been very supportive and instrumental throughout my land registration process.
