Nungua Accra’s Next Big Thing ?
Could Nungua Be the Next Big Thing in Accra Real Estate?
Introduction
For years, Nungua has been seen as a busy coastal community on the eastern edge of Accra, known more for its Ga heritage than for high-end property. That story is changing. With major road upgrades underway, international brands on the ground, and bold new beachfront projects launching, Nungua is fast becoming one of the capital’s most intriguing investment frontiers.
I’m going to stick my neck out for Nungua, because I believe it has every possibility of becoming a great thing — perhaps even Accra’s next “new crowd favourite.” Its blend of history, culture, and modern development makes it unique, and for investors with foresight, this is an opportunity to watch closely.
A Walk Through Nungua’s History
- Origins: Nungua is an historic Ga settlement whose traditions trace migration from Tetetu (in present-day Benin). Oral history recounts the figure of Borketey Laweh and a dramatic sea-going legend that still forms part of local identity.
- Festivals: The town celebrates Homowo (the Ga harvest festival) and Kplejoo (unique to Nungua, held each June), which reinforce communal identity and link present-day Nungua to its heritage.
- Administration & population: Today Nungua sits within the Krowor Municipal District, with a census population of about 143,012 (2021).
- Education: The area’s long-standing commitment to schooling is reflected in institutions such as Nungua Senior High School, established in the mid-20th century to serve the community.
Why Nungua Has Momentum Today
- Transport upgrades: The La Beach Road Completion Project (Lot 2: Nungua Barrier to Tema, 10.6 km) is reported near completion and includes the three-tier Nungua Barrier Interchange. Once fully open, it should compress east–west travel times between the Airport/Cantonments/Labone corridor and Tema.
- Developers betting big: Signum Development’s “Oko Beachview” brings studios to three-bed apartments with ocean and harbour views, a rooftop pool, gym, plaza and 24-hour security — a clear vote of confidence in Nungua’s lifestyle proposition.
- Hospitality anchors: The Best Western Plus Accra Beach Hotel sits right on the Nungua beachfront, signalling established demand from both leisure and business travellers.
- Retail in place: Junction Mall (opened November 2014) has long served a wide catchment across east Accra, reinforcing day-to-day convenience and liveability.
- Relative affordability: Compared to prime central enclaves, Nungua offers lower entry costs with room for yield and appreciation:
- Houses for sale: average around GH₵ 3,173,367.
- Apartments for sale: average around GH₵ 897,921.
- Houses for rent: average around GH₵ 20,594 per month.
- Apartments for rent: average around GH₵ 2,933 per month.
What Could Hold It Back
- Delivery risk: Despite high reported progress, reputable local reporting in August 2025 noted delays and stoppages on parts of the Accra–Tema Beach Road, affecting timelines.
- Coastal exposure: Sections of the Teshie–Nungua shoreline are erosion-prone. Coastal parcels require careful due diligence (elevations, drainage, set-backs, and resilience measures).
- Mixed land use: Nungua’s lively blend of traditional quarters, markets, light industry and new estates can feel less cohesive than master-planned enclaves — though this diversity also underpins demand.
Investor Take
- Strategy now: Target homes and plots near (but not directly on) the upgraded Beach Road and set back from the shoreline. Renovation and subdivision can unlock value where pricing still trails Spintex or Labone.
- Catalyst to watch: Practical completion and normalised traffic flow at the Nungua Barrier Interchange — the likely tipping point from “potential” to “performing market.”
Bottom Line
With deep historical roots, a strong population base, established retail and hospitality anchors, and new beachfront development, Nungua is at a fascinating crossroads. I’m going to stick my neck out for Nungua: it has every possibility of becoming a great thing — maybe even the capital’s next “new crowd favourite.” For investors prepared to move early and select sites carefully, the case is compelling.
